2014 Development Charge Rates and By-law

The City of Greater Sudbury has approved the 2014 Development Charges By-law including rates, effective July 10, 2014 through to June 30, 2019.   The rates will be adjusted annually by the Construction Price Statistics, effective July 1, 2015 to July 1, 2018. In accordance with the Development Charges Act, the City of Greater Sudbury collects a development charge to recover for growth related capital needs.

The development charge rates will continue at the current rates with the exception of Non-Industrial (Commercial /Institutional) rates, which will decrease, effective July 10, 2014 as follows:

Single Family Dwelling - $14,785 per unit
Semi Detached - $9,258 per unit
Multiples - $9,258 per unit
Industrial - $4.33 per square foot
Non-Industrial (Commercial /Institutional) - $8.83 per square foot (decrease from $10.08 per square foot)

Rates for single-family, semi-detached, multiples and industrial will be frozen for the first two years at the current rates and will be phased-in over the remaining three years starting in July 1st, 2016 to June 30, 2019. 

Non-industrial rates (Commercial /Institutional) will be decreased to $8.83 per square foot on July 10, 2014.  

Rates for a semi-detached dwelling will be phased-in to $13,631 by the end of 5 years being the mid-point between single family dwelling and multiples rates.  It will be frozen at the current multiples rate for two years.  

Rates for single family dwellings not serviced by Water/Wastewater will decrease by 16.3 % to $11,512 effective July 10th, 2014.

After phase-in is complete, as of July 1, 2018, the following rates are reflected, subject to annual inflationary indexing:

Single Family Dwelling - $17,163 per unit
Semi Detached - $13,631 per unit
Multiples - $10,098 per unit
Industrial - $4.75 per square foot
Non-Industrial (Commercial /Institutional) - $8.83 per square foot
