What if a property is not zoned for a use I want?

In situations where the zoning on a property does not meet the intent or desires of a property owner, an application to amend the zoning by-law can be made. The application will be reviewed by City staff through a public process with a final decision being made by City Council. 

This could include changing the zoning from a low density residential zone to a medium density residential zone to permit a multiple dwelling (apartment building) or a change from residential to commercial uses. 

In some cases where the change in zoning would not conform to the Official Plan, an amendment to the Official Plan may also be required.

Generally, if you are making a substantial change (not minor) to the Zoning By-law, a zoning by-law amendment is required.
