Tenant Chargebacks

The insurance policy carried by GSHC has a deductible of $25,000. This means that each time we have a serious incident like a fire, flood or other damage, we are responsible for paying the first $25,000 of those damages. If it is determined that the damage is the responsibility of the tenant, that tenant is responsible for paying GSHC a fee in the amount of $10,000. If you have tenant insurance, your insurance company will pay this amount to GSHC. If you do not have tenant insurance, you are responsible for it. Don't risk a huge financial responsibility like this. Get tenant insurance to protect yourself.

Maintenance Appointments

If you request maintenance or repairs; and agree to be home to let the repairer in, it is very important that you be at home to keep that appointment. The person being sent to do the repairs is being paid by the hour. If you are not there to meet them, we still have to pay for that visit, and again for a second trip. As your landlord, we are entitled in these cases to hold you responsible for the added cost. 

Please remember that broken appointments can be costly! If you tell a repair person or GSHC staff member you will be home, please keep that appointment. It helps us keep our maintenance costs down, and helps you avoid a possible charge on your account.

Damages to Your Unit

The Housing Corporation pays for all repairs to your unit that are considered "normal wear and tear." If it is decided that damage is due to a negligent or willful act (if you purposely caused it or allowed it to be damaged), you are responsible for payment of the full cost of the damage.

Don't Damage Your Unit

Or allow anyone else to damage it. You're responsible for any damage beyond normal wear and tear.

Don't Break Maintenance Appointments

If you make arrangements to meet a staff member or contractor and fail to meet them, you can be held responsible for the cost of bringing them back.
