Land Banking Strategy
Bringing together land banking approaches and reducing development risks will support the creation of affordable and mixed-market housing. Greater Sudbury has identified surplus and underused lands that can be unlocked for residential development through environmental due diligence, servicing upgrades and pre-zoning.
Work includes:
- Advancing rezoning applications for priority sites (e.g., City-owned parcels along the Bancroft Drive corridor)
- Conducting geotechnical and servicing assessments to de-risk sites
- Aligning the release of surplus City-owned land with incentives offered through the Affordable Housing Community Improvement Plan
These efforts reduce the time and cost for developers to bring housing to market while ensuring City-owned land supports long-term affordability goals.
