Development Charge Rates Increase as of July 1

The City of Greater Sudbury’s Development Charge (DC) rates will increase July 1, 2018, and remain in effect until June 30, 2019. 

The rates include the final 2017 phased-in rate increase and are calculated in accordance with the Development Charges Act, City of Greater Sudbury By-Law 2014-151 and the inflationary adjustment of 3.5 per cent based on the Non-Residential Building Construction Price Index. 

The City of Greater Sudbury collects a DC at the building permit stage to recover a portion of the growth-related costs to install and provide services, such as water, roads, emergency services and parks and recreation, to new development. DCs are applied to all new residential and non-residential development, subject to certain terms, conditions and limited exemptions, as identified in the by-law.

The rates below are for lots serviced with water and wastewater, and are effective as of July 1, 2018:

  • Single Family Dwellings:  $17,764 per unit 
  • Semi-Detached Dwellings:  $14,108 per unit 
  • Multiples and Apartments: $10,451 per unit 
  • Industrial:  $4.92 per square foot 
  • Non-Industrial (Commercial/Institutional): $9.40 per square foot 

Rates for lots without water and/or wastewater services are lower than listed above.
