Proposal: The application is intended to permit a Category 2: Class A quarry operation having an extraction area of approximately 182 hectares to be licensed under
the Aggregate Resources Act, allowing for the extraction of more than 20,000 tonnes of aggregate to be removed annually from below the established groundwater table on the lands. The existing “RU(36)” special exception
allowing for private railroad siding and associated loading areas is proposed to remain applicable to a middle portion of the lands.

Proposal: The applications would enable the development of semi-detached units and resolve split zoning, eliminate a block where medium density residential use is permitted, and provide two blocks for parkland and stormwater management.   The area to be redrafted will continue to include a similar number of lots. Currently 98 lots and 1 block are draft approved, where 92 lots are proposed for 184 semi-detached units.

All buildings are proposed to have 1-3 levels of below grade shared parking.  Site specific zoning relief is also requested for a 0.0 m rear and interior side yard setback, an 18.0 m corner side yard setback adjacent to Facer Street, reduced lot area per unit; and reduced courts between buildings. 

Proposal: The applications together would facilitate the development of three buildings containing 109 retirement home guest rooms and 421 multiple dwelling units with up to three levels of underground shared parking, along with 380 square metres of restaurant use.
